Our criteria are as follows;
• Market Values between £60k - £140k
• We will occasionally buy properties in need of full refurbishment
• We buy older units and off plan properties
• Must not be rural – needs to be close to schools, transport links and local amenities
• No graffiti, barbed wire, gated windows/doors or boarded up windows in the immediate area
• If leasehold, there must be 75 years remaining
• We buy 3 or 4 beds, no flats or apartments. If 2 bed, must have off street parking and preferably parking
• We will consider flat roofs but the deal must be very attractive
• Must have cash flow of £100 plus if value is below £70k
We do not buy in:
Scotland
Hartlepool
Swansea
Chapel Town, Leeds
Bootle, Liverpool
County Durham
Bishop Auckland
Thurnscoe
Durham unless super, super good deal
Princes Street, Doncaster
New Edlington
Gainsborough
We buy North to South between Nottingham and Newcastle and East to West between Hull to Liverpool.
These are guidelines, but we do look at very good deals in the areas we do not buy in.
We are planning to spend 20million on properties this year, we currently need 100+ properties for our clients.
